How to get here?

Nuansa Swadarma Residence on Jl. Swadarma Raya can be accessed from 3 main roads, namely Jl. Joglo Raya/Pengumben Post, Jl. Ciledug Raya, and JORR.

From the north via Jl. Joglo/Jl. Pengumben Post (900 m), you only need 3 minutes to get to Nuansa Swadarma Residence.

Meanwhile, from the south via Jl. Ciledug Raya takes 18 minutes with a route of 1.8 km. You can continue your trip to the JORR Toll Road via these two roads, in less than 10 minutes.

Public transportation to Nuansa Swadarma Residence

There are two types of public transportation that pass through Jl. Swadaya Raya (our street). In addition to the Kopaja city bus S609 for the Blok M-Meruya route, PT. TransJakarta has opened a new corridor connecting the Blok M area with Taman Aries Meruya (corridor 1M).

The 1M Kopaja and TransJakarta buses both pass through Jl. Swadaya Raya, Jl. Srengseng Raya, and Jl. Ciledug Raya. This route operates every day, starting at 05:00 WIB until 22:00 WIB. The total travel time for Blok M – Taman Aries Meruya PP is 80 minutes. With both of them, you only need to walk from the bus stop to Nuansa Swadarma Residence in less than 5 minutes.

You can use both of these mass transportation to get to the center of the crowd, such as shopping centers and traditional markets. Because Kopaja S609 and TransJakarta pass through a number of places such as ITC Cipulir (5.3 km or 3.3 miles), Kebayoran Lama Market (5.5 km or 3.4 miles), and Blok M Square (7 km or 4.3 miles).

By making a booking with us, you acknowledge and agree to abide by our house rules. To ensure a harmonious stay, we kindly request all guests to adhere to the designated house rules outlined below:

We have one security camera on the porch (main entrance to the house). It will be on during your stay.

Guest limit

The maximum number of guests allowed is listed in your booking confirmation. This includes both registered and unregistered guests. Your booking confirmation will tell you the maximum number of guests allowed in our house.

Please note that any additional unregistered guests beyond the maximum occupancy stated in your booking confirmation will incur an additional charge.

Quiet hours

• Our quiet hours are between 22:00 and 8:00. If you make any noise during the quiet hours, the security team may conduct a courtesy visit to ensure everyone’s comfort. We appreciate your cooperation in maintaining a peaceful atmosphere for all guests during these designated times. Your understanding and adherence to these guidelines are valued and contribute to a pleasant stay for everyone at our property.

• Please refrain from sitting, chatting, and lingering in the porch area of the front/main entrance door. This space should be kept clear for the convenience and safety of all residents and guests.

Booking policy: guest verification and accommodation authorization

• If someone different comes instead of the one who booked, we might not allow them in, unless we agreed before. If you’re booking through someone else’s Airbnb account, like a friend’s or family’s, please tell us beforehand.
• Your booking confirmation will tell you all cancellation terms, and conditions are detailed in your booking confirmation.

Cleaning

Our team ensures a thorough cleaning before your check-in. If you require additional cleaning during your stay, please inform us, and we’ll be happy to arrange it for an extra charge.

Upon check-out, we kindly request that you don’t worry about cleaning the house extensively, we will take care of this. However, we appreciate your efforts to keep the house reasonably tidy and to avoid creating excessive mess or dirt during your stay. Amenities

Amenities including pillows, bolsters, towels, bed sheets and blankets are provided. If you require additional quantities, we can arrange them for an extra cost. Soap and shampoo are supplied once before your check-in; any additional supplies will incur an extra charge.

Household cleaning products, such as kitchen cleaning detergent, will be provided once. If you require additional supplies, please inform us, and an extra charge will be applicable.

Car park

Complimentary car parking is available on-site and is limited to one vehicle per booking within the premises of the house.

Families and children safety

We enjoy having families with children at our home. We have children’s books, DVDs, and a terrace/patio with a for them to play in. However, please be aware that our home has stairs, steps, and edges. When you stay at our home, you agree to supervise your children at all times and take responsibility for any incidents and involving children too.

Smooking area

Smoke-free outdoor areas such as the patio/ terrace, where smoking is allowed. When using these outdoor smoking areas, we kindly request that you keep all doors shut to prevent any smoke smell from entering the bedrooms or living room. Smoking is not permitted in the lounge/sofa area and inside the bedrooms.

Cleaneliness

Maintaining cleanliness is crucial, especially in the kitchen. After using it or finishing a meal, we kindly ask that you wash the dishes and clean the countertops. This practice helps us prevent any unexpected guests, such as rats or other small animals, from joining our space.

In addition to kitchen hygiene, here are some other tips for maintaining cleanliness:

1. 1. Regular trash disposal: ensure garbage is properly disposed of in designated bins and taken out regularly to prevent odors and pests.
   2. Spills and stains: promptly clean any spills or stains on surfaces, floors, and furniture to prevent permanent marks and maintain cleanliness.
   3. Bathroom maintenance: keep the bathroom clean and dry after use, wiping down surfaces and ensuring used towels are hung properly.
   4. Ventilation: allow proper airflow by opening windows periodically to prevent stuffiness and mildew.
   5. Respect for space: treat the home respectfully to maintain its cleanliness. Avoid bringing in excessive dirt from outside and take care not to damage the property.
   6. Regular tidying up: periodically tidy up communal areas to maintain a pleasant living environment for everyone sharing the space.

These practices help preserve cleanliness and ensure a comfortable and hygienic environment for everyone in the home.

Utilities

Utilities, including electricity, gas, and water, are provided with a predetermined allowance tailored to your length of stay. For extended stays surpassing 1 week, the allocation remains consistent, regardless of the duration. This encompasses a dispenser for one water gallon, one gas tube for cooking, and an electricity allowance of IDR 500,000 per week.

Utility usage guidelines and conservation measures

Please use water, electricity, and gas responsibly within the allotted allowance, and kindly ensure that all utilities are switched off when you are not at home or when they are not in use.please kindly inform as and there will be extra charge.

Purpose of rental

Purpose of Rental” refers to the designated or intended use of a rented property or space. The rental property is designated exclusively for accommodation purposes, and any form of commercial photography or filming activities is expressly prohibited throughout the duration of your stay.

Deposit

As part of our policy, a deposit of IDR 500,000 is collected upon check-in. Rest assured, this will be promptly returned to you upon check-out. This deposit ensures that the property is left in good condition, and it covers any incidental expenses condition and any incidental expenses are covered.

Breakage

Here are examples of potential charges in Indonesian Rupiah (IDR) for common items if they are damaged or broken:

• Broken glassware: Rp 100,000 – Rp 750,000 per item
• Damaged electronics: Rp 300,000 – Rp 1,500,000 per item
• Furniture damage: Rp 750,000 – Rp 4,500,000 per item

Why is the deposit amount less than the breakage amount?

As responsible adults, we aim to keep the deposit reasonable and not charge exorbitant amounts.

The deposit amount may be lower than the potential breakage amount for several reasons. One explanation is that the deposit is designed to account for general damages or minor breakages, whereas the estimated breakage amount might approximate the cost of significant damages or extensive breakages that could occur. Furthermore, the deposit amount is predetermined following our standard policies or considering typical wear and tear, while the estimated breakage amount represents a worst-case scenario.

Do not engage in illegal activities anywhere on the property premises. This applies to both drugs and internet misconduct activities (cybercrime) throughout your stay. Remember, it’s essential to comply with Indonesian laws. The property owner holds no liability if guests engage in illegal activities.

The Residential Tenancy Act provide that a landlord may terminate a tenancy for illegal activity that meets one or more of the following requirements:

• Has caused or is likely to cause damage to the landlord’s property.

• Has adversely affected or likely to adversely affect the quiet enjoyment, security, safety or physical wellbeing of another occupant of the residential property.

• Has jeopardized or is likely to jeopardize a lawful right or interest of another occupant or the landlord, thus constituting a breach of the tenancy agreement.

Should any illegal activity fall within these parameters, the landlord reserves the right to terminate the tenancy agreement.
